Understanding how architects work can help you get the most from your building project. Here’s what really happens when we turn your ideas into reality.
At Jakaan Architects, people often ask us about our architectural design process. How do we take your rough sketches or big ideas and turn them into an actual building?
The truth is, we change our approach for every client because every project, and every person, is different. The design process isn’t just about creating beautiful buildings. It’s about understanding what you really need and guiding you through what can feel like a pretty overwhelming journey.
It All Starts with a Chat
When someone first contacts us, we really like to sit down with a cup of coffee and get to know each other. We want to hear your ideas, understand your lifestyle, and learn about what you’re hoping to achieve.
This isn’t just being friendly, it’s actually crucial to getting your project right. We’re going to be working with you to create your dream home, so understanding how you live, what you love, and what worries you helps us create something that truly works for you.

Everyone’s Different
Here’s something that might surprise you: we change our approach based on what works best for you. Some people can look at architectural drawings and immediately picture the finished space. Others have Pinterest boards full of inspiration photos. And some people look at a floor plan and just see lines on paper.
We’ve had countless clients over the years say, “I’m sorry, but I just can’t see it. I can’t look at these drawings and imagine what it’ll actually feel like.” There’s absolutely nothing wrong with that. It’s exactly why you hire professionals.
3D Visualisations Change Everything
This is where technology becomes amazing. We can now put you inside your future home before we’ve even built it. You can walk through the rooms, see how the light falls, and get a real feel for the space.
3D visualisations have been a game-changer because everyone can understand them. You don’t need to read technical drawings or imagine spaces in your head. You can see and move through the whole design in 3D. It helps people feel confident about their decisions because you can actually experience what we’re proposing.
Your Ideas Matter
If you’ve sketched something out or collected inspiration images, don’t apologise for them, they’re brilliant! We always tell clients this. We’ve seen some beautiful sketches from people who think they “can’t draw.” If you’ve put pencil to paper and captured what you’re dreaming of, that tells us so much about what you want.
One of our first design concepts will always be based on your original idea. It’s our starting point and shows that we’re really listening to what you want. After all, it’s your home, we’re just here to help make it work brilliantly.
How We Develop Your Design
Once we understand your vision, we’ll create two or three different design concepts. These come from combining your brief with our experience as architects. We’ll show you all the options, then work together to narrow it down to your favourite approach.
This gives you real choices without overwhelming you with too many directions. It’s about finding that sweet spot between options and decision-making.

Working Out the Approval Path
While we’re designing, we’re also figuring out the best way to get your project approved. This is where our experience across the Blue Mountains, Penrith, and Hawkesbury regions really helps.
There are two main paths:
- Development Application (DA): Council approval needed for more complex projects or sites with special requirements like bushfire zones
- Complying Development Certificate (CDC): A faster, private approval process that combines planning and construction approval
We’ll recommend the most efficient and cost-effective path for your specific project. You can find detailed information about both pathways on the NSW Planning Portal, which provides comprehensive guidance on development applications and complying development.
The Design Stage
We now offer a separate design stage because the creative work is largely the same whether you’re going through council or private certification. During this phase, we work out the smartest approach for getting your project approved quickly and affordably.
This way, we can focus on getting the design absolutely right before diving into the paperwork and technical requirements.
From Design to Reality
Once we’ve nailed the design and chosen the approval pathway, we move into documentation. If your project qualifies for a CDC, we can handle both the planning approval and construction approval in one streamlined process. Much more efficient for everyone. For projects requiring a DA, we prepare the council submission and guide you through that process. Once approved, we move to the construction certificate documentation stage.
We’re With You Through Construction
Our job doesn’t end when the approvals come through. We can stay involved throughout construction, from regular site visits to final handover. This ongoing support ensures the vision we’ve developed together actually gets built the way we designed it.
Whether you want us checking in fortnightly or just available for questions, we adapt to what works best for you.

Real Examples from Our Work
Take our recent Split Level House project on a challenging Blue Mountains site. We designed the home to work with significant slope challenges, heritage overlay requirements, bushfire compliance, and tree preservation requirements.
Through our design process, we used planning controls to inform design decisions – the slope requirements led to a split-level design that maximises views, and tree preservation shaped the building footprint. The result was a home that works with the site’s natural characteristics while meeting all planning requirements.
Keeping It Personal and Professional
We never just hand you technical drawings and expect you to understand everything. We use whatever communication methods work best for you, whether that’s 3D visualisations, simple sketches or detailed explanations.
The goal is always to keep you comfortable and confident throughout the process. Architecture can seem complicated, but your experience with us shouldn’t be.
Why Professional Guidance Matters
This is where the value of working with qualified architects becomes clear. We’re not just drawing what you tell us to draw, we’re solving problems you might not even know exist, optimising your investment, and guiding you through decisions that will affect your building for decades.
From initial concept through to final construction, we coordinate all the moving parts, consultants, regulations, contractors, to create something that truly enhances your life. As registered architects, we are regulated by the NSW Architects Registration Board and bound by the NSW Architects Code of Professional Conduct. This ensures you’re working with qualified professionals who are accountable for their services. This ensures you’re working with qualified professionals who are accountable for their services.
Technology Meets Personal Service
While we use cutting-edge tools like 3D visualisations, modelling and advanced design software, the heart of our process remains personal. It’s about understanding your vision, offering better solutions where we can, and creating buildings that work beautifully for how you actually live or work. Whether you’re planning a new home or renovation project in Greater Sydney, the Blue Mountains or beyond, our process combines the latest technology with decades of experience to deliver results that exceed expectations.
